General Terms and Conditions (GTC)

General Information

The present General Terms and Conditions (GTC) include the rules regarding reservations and payments.
The accommodation is operated by Andrea Asztalos.
Our prices and cancellation policies may vary on different platforms.
The minimum number of bookable nights is two; in some cases, booking for a single night may be possible, depending on availability.

Reservation Process

We only accept reservations made through the online booking system available on our website. Inquiries received via phone or social media platforms are for informational purposes only.
The Guest is solely responsible for the accuracy of the data entered in the online booking system. We cannot accept incorrectly completed reservations.
Once the Guest has accepted the price quotation in writing or the full accommodation fee has been received within the deadline, we will send an email confirming the reservation. From this moment, the reservation is considered legally valid. A reservation is only guaranteed once we have sent written confirmation and the accommodation fee has been transferred.
To guarantee the reservation, the full booking fee must be paid within five (5) calendar days from the date the confirmation or advance payment request is sent.
Cancellations, modifications, or any other requests related to reservations will only be accepted in written form via email.

Payment

The booking fee may be paid by bank transfer or in cash.
Only transfers sent to the payment address specified in the advance payment request can be accepted. The Guest’s name and booking date must be included in the payment reference field.
The tourist tax (IFA) must be paid in advance and will be included on the invoice in the case of bank transfer payments.

Right of Withdrawal

The Guest may withdraw from their reservation within five (5) days of making the purchase or until the accommodation fee is transferred. After this period, the reservation becomes valid and can only be canceled or rescheduled according to the cancellation policy.
By confirming the reservation (i.e., by paying the accommodation fee), the Guest acknowledges and accepts the terms and conditions regarding reservations, modifications, and cancellations.
If the amount is not received within five (5) days, the reservation will be considered void and automatically deleted from our system.
The Guest is informed of the cancellation and booking policies upon selecting the accommodation rate, upon receiving the advance payment request, and upon finalizing the booking.
Cancellations or date modifications will only be accepted in written form via email.
We strive to handle all date changes, modifications, and cancellations with mutual responsibility and fairness.

Liability

The Guest is responsible for any damages that occur within the property. The accommodation provider does not have liability insurance.
The Guest uses all elements of the accommodation (building and furnishings, fireplace, swimming pool, garden barbecue, sun loungers) at their own risk. The Guest is liable for any damage caused by themselves, their companions, or their children to the accommodation or its immediate surroundings.
Certain elements of the accommodation, such as the fireplace, swimming pool, and garden barbecue, require special caution due to the risk of fire and potential burns. These elements can pose a danger to both adults and children.
The Guest waives any claims for damages against the accommodation operator, a sole proprietor with a tax number (Andrea Asztalos).

Refund and Cancellation Policy

The displayed prices are non-refundable. The booked date cannot be modified or canceled without penalty under any circumstances.
Once the reservation is finalized, it can only be canceled or modified by paying 100% of the accommodation fee as a penalty.
If the Guest fails to cancel in writing and does not show up on the check-in date, the full accommodation fee will be retained by the Host without providing any services.
If the Guest departs earlier than the originally booked departure date, for reasons not attributable to the Host, the full accommodation fee remains payable, and no refund will be issued.
If the Guest is unable to check in or must leave before the scheduled departure date due to reasons attributable to the Host, the Host will provide compensation. Compensation may take the form of an alternative stay of similar duration and value or a full refund of the amount already paid by the Guest.
If the Guest cancels the reservation, the 100% advance payment remains with the Host without the provision of any services.
The booked date cannot be rescheduled; it can only be canceled. In this case, the 100% advance payment remains with the Host without providing any services.

Exceptional Consideration

If possible, we will attempt to resell a canceled booking.
If we succeed in reselling the canceled date, 50% of the resold amount may be credited toward a new reservation within three (3) months. If we are unable to resell the canceled booking, the full advance payment remains with the Host without providing any services.
The resale price of the accommodation may not necessarily be the same as the amount initially paid by the Guest.

Check-in and Guest Modifications

Modification of the number of guests
If the number of arriving guests differs from what was specified in the booking (either more or fewer guests), the Guest must notify us in writing as soon as possible so that the house can be prepared accordingly.
If the change in the number of guests is only communicated upon arrival, the Host reserves the right to refuse accommodation.

Check-in and check-out

The accommodation may be occupied from 14:00 (2:00 PM) on the arrival day and must be vacated by 10:00 AM on the departure day. Early check-in or late check-out may be possible depending on availability and prior agreement with the Host.

Unexpected Events

The Host may deviate from the above cancellation and modification policies in the case of an unexpected accident or illness affecting the Guest, provided that the Guest informs the Host of the situation without delay.

Gift Voucher / Voucher

The gift voucher is a non-personalized, single-use card issued by the operator with a unique identifier. It can be used within the validity period stated on the voucher after payment.
Anyone who successfully registers the voucher on the website and accepts the present General Terms and Conditions may redeem the service.
Gift vouchers cannot be exchanged for cash.
The voucher is a single-purpose voucher.
The voucher may only be used for accommodation fees and does not cover the tourist tax.
Each voucher can only be used for a single booking. If the booking value is lower than the voucher amount, or if the accommodation is available at a lower price, the remaining balance remains with the Host without providing additional services.
For holiday or special packages, the voucher’s value may be deducted from the total package price.
The Guest is responsible for using the voucher within its validity period.
A voucher may only be extended if the holder requests an upgrade to a higher-value voucher in writing before expiration. In this case, the voucher can be extended by making a reservation within one to three months.
An expired voucher cannot be extended. Unused and expired vouchers remain with the Host without providing any services.

Rescheduling or Cancellation of a Booking Made with a Gift Voucher

The Guest books the accommodation using a gift voucher with full knowledge of the cancellation policies.
The Guest is informed of the cancellation and booking policies upon selecting the accommodation rate, upon receiving the advance payment request, and upon finalizing the booking.
